So, you want to buy in Mexico.

Lots of good people come to me and say I want to buy in Puerto Vallarta but really do not know where they want to buy as Puerto Vallarta can represent the South Shores, Nayarit which includes Nuevo Vallarta, Bucerias, La Cruz, Punta Mita, Sayulita, San Pancho, Lo de Marcos and Rincón de Guayabitos.  These are all areas that I service and are within driving distance from the Puerto Vallarta airport. Lots of options!

Now we are talking over 1000 types of listings, so it is hard to nail down something for clients that have never had any experience in these towns.  Now I may find a perfect place but after they move in, they may not like the neighborhood or the community.  I don´t want to push anything on my clients that I believe that they have not been properly informed on the dynamics of a community, so this is the guide I give to my clients.

  1. You need to make sure that you love Mexico, and you can see past the difference in the society and environment then what you may have in your home country.
  2. You need to make sure you love Puerto Vallarta and the surrounding areas.
  3. If a certain area interest you then you need to spend some time there and your options would be to a) rent long term b) rent short term (get out of the damn resort and experience real life) c) Spend time eating and drinking in that area. D) Go shopping in that area for your food. E) Walk the street´s.  As a cautionary I think renting long term in one area is the best however keep in mind prices go up with every year that passes. My happiest clients do rent however look to coordinate the closing at the end of their rental.
  4. Some clients are not sure about the choice between condos or houses.  I can help there by talking about the main issue and that is management of your purchase.  If you are going to spend part of the year here and possibly rent your space out, then I strongly suggest a condo.  If you are determined to purchase a house, you need to keep in mind that even that you save on HOA there will be a financial cost to management and any maintenance issues are all on you.
  5. I find that most purchases here are emotional purchases as you and your loved one have been working your ass off with dreams of owning and living in Mexico.  I hate to tell you but I will not feed into your emotions.  When I see that it is emotional for you I will try to shake you from these emotions as this should only be a business transaction. We can get emotional after the deed is done with a few margaritas.
  6. Please do not just watch International House Hunter or Mexico Life.  That is T.V.  You need to do more intimate research.
  7. If you know you do not have the money or the desire to purchase but what you just want to have the feel of being a buyer in Mexico for one day, please do not waist an agent’s time and money.  I have people who say how do they not know if they want to buy if they don´t look.  I then ask them to look 1 to 6 mentioned above and make sure that they do want to honestly investigate a purchase. I am not subtle with clients. I believe that real conversations lead to friendship and good business. False conversation on both my side and the client side will lead to no relationship. 
  8. If you think you want to buy and you are financially able to purchase, then I will help you with all my heart to make that final decision.  If you have the abilities to purchase and I have provided you with all the information needed to purchase however this information has made you change your mind then I guess I did my job. I know I am a crappy salesman but I want happy clients.
